In talking with seller and investors that rehab to resell, I get asked a lot what it takes to sell a house in the market we are in now.  It's always the same regardless of the market conditions.  Price and benifits (and the right agent to present them) if your house is bigger, cleaner, has more up dates and priced below the comps it will be the next one in that area to sell.  There is a few tips I can offer beyond that but really it's that simple.  Some of the things I recommend when doing a walk though of a property is to have neutral colors thoughout the house, consistant flooring also helps, also consistant fixtures and hardware (bathrooms and kitchen).  Beyond that if nothing else the house must be clean, clean, clean.  A seller will walk away from $10,000 if their house isn't CLEAN.
